What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the overall layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Disputing real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent appraisal or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a home on the market

A home floorplan service will secure fair market value for your house. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a previous appraisal or measurement service carried out by an appraiser (after any updating that may have affected square footage).

Material for real estate agents

To ensure that your client's property sells at a price that accurately reflects true market value, we recommend asking for a home measurement of the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can view the layout and attributes of the property before and after a walkthrough.
